Camino Norte Residence Palm Springs, CA

Located in historic Old Las Palmas, this restored 1960s residence, originally designed by Arthur Elrod, reflects the defining principles of mid-century desert architecture. The exterior is characterized by rhythmic brise-soleil screens, a flat roofline, and minimalist detailing. Floor-to-ceiling glass blurs the line between indoors and out, framing views of the era-inspired pool and private courtyards, and embodying the Palm Springs ideal of indoor-outdoor living.

We reimagined this Hollywood Regency residence with the goal of returning it to its mid-century roots while integrating contemporary functionality. The interior layout was reconfigured to improve circulation and spatial clarity, establishing a strong axis between private quarters and shared living spaces. Original features, including white pecky cedar paneling and travertine flooring, were preserved and extended into the new additions.






 

DOORS + ENTRY
The home’s original doors and windows were preserved, flooding the interiors with natural light and framing the surrounding vistas and courtyards.

Just inside the original front doors, visitors are greeted by Arthur, a sculptural canine we named in tribute to Arthur Elrod, the home’s original designer.


ART COLLECTION
Above the sofa in the Grand Room hangs Moonlight Over Venice, an original painting by Régis De Bouvier De Cachard — a storied piece once displayed in Frank Sinatra’s office. In the breakfast room, a framed pastel drawing by Francesco Clemente anchors the space above the table, while a 13-piece photographic series by Mike Kelley lines the hallway leading to the primary suite.






THE GRAND ROOM
At the heart of the home lies the Grand Room — a sweeping, open-concept space with 12-foot ceilings that seamlessly integrates the entryway, living area, dining space, and a revived sunken bar. Furnished in true Hollywood Regency style, the room features a pair of original burnt orange velvet lounge chairs by Adrian Pearsall flanking the fireplace, and four Milo Baughman barrel swivel chairs encircling the bar.






ARCHITECTURAL LIGHTING
The south-facing facade retains the home’s original concrete-block screen, a defining mid-century element, which softens the harsh desert sun as it casts dappled light through the interior, shifting with the sun’s movement throughout the day.


SCULPTURE BY SAM DURANT
Nestled between two grand windows, Proposal for a Monument to Huey Newton at Alameda County Courthouse: Oakland, CA, 2004 by Sam Durant sits on a mirrored base as intended by the artist.








BACKYARD RENOVATION
As part of the comprehensive exterior renovation, the entire backyard was stripped and reimagined. We installed a new, true-to-era pool, custom pergola, and concrete-block seating area, restoring the outdoor space to its original spirit with clean lines, simplicity, and elegance.





MASTER SUITE RENOVATION
Reimagining the home’s layout, the former family room was transformed into the new master suite — featuring a spacious bedroom, integrated office, walk-in closet, and ensuite bath. Large glass doors in the bedroom and bathroom open onto private patios that extend the living experience outdoors, complete with an open-air shower off of the bath.







OLD LAS PALMAS
The home is located in Old Las Palmas, one of Palm Springs’ most architecturally significant neighborhoods where mid-century homes and lush desert landscaping converge within a historic, design-rich oasis. From its conception in the 1920s, Old Las Palmas attracted a constellation of Hollywood stars and cultural icons. Today, it’s celebrated for its enduring historic estates, modernist homes, and deep celebrity lineage.
