Hidden behind lush landscaping, this 4,900-square-foot, two-story residence above Sunset Boulevard is a timeless expression of 1930s California Spanish architecture. Committed to preserving the integrity of the original design while enhancing comfort, flow, and functionality for contemporary living, we undertook a remodel and expansion of the residence.
The original exterior hand-troweled stucco walls, clay tile roofing, and custom wrought iron railings were carefully preserved and restored. Pergolas and vine-covered garden walls soften the building’s massing, while the new outdoor spaces — including a raised sun deck, shaded dining terrace, and firepit lounge — create indoor-outdoor connection. As part of the interior renovations, we added a new two-story wing to accommodate a reimagined kitchen, breakfast area, and an upper-level primary suite. The additional interior scope focused on restoring original wood ceiling beams, improving spatial connections, and incorporating timeless material that honor the home’s architectural legacy.

ORIGINAL SPANISH ARCHITECTURE
Leaded glass windows and a custom front door — crafted from wood, glass, and decorative wrought iron — anchor the home’s façade with historic authenticity. Inside, the grand staircase, with its original magnesite treads and ornate wrought iron railing, remains the centerpiece of the entry. Smooth Venetian plaster walls add a subtle, hand-troweled texture, while refinished original hardwood floors blend seamlessly with newly installed dark-stained walnut in the additions.

BEAMS
Exposed original wood ceiling beams were carefully restored and refinished, showcasing a defining architectural detail of traditional Spanish design.
FRENCH DOORS
Multiple sets of French doors, each adorned with iron hardware, were added in the living spaces to provide direct access to the gardens and patios.
LIGHT FIXTURES
Custom-designed iron fixtures and select antique pieces were incorporated to honor the home’s original Spanish architecture.
MASTER SUITE RENOVATION
We designed the new primary suite as a private retreat with garden-facing windows, built-in cabinetry, and a spacious walk-in closet. In the new light-filled, ensuite bathroom, we installed hand-laid marble mosaic flooring, and vintage-inspired fixtures.
OUTDOOR SPACES
With a new pool, firepit lounge, kitchen, and dining area, we transformed the backyard into an outdoor living space. In the front, the courtyard was enclosed to create a more private garden entry, centered around an aged tree and a tiled fountain designed to feel original to the home.
